Jakarta, September 1, 2023 – The demand for housing (backlog) continues to increase every year. As stated by the Director General of Infrastructure Financing at the Ministry of Public Works and Housing (PUPR), Herry Trisaputra Zuna, the backlog in Indonesia in 2023 reaches 12.71 million units.
The high backlog is caused by several factors, but the most common cause is the wide gap between the physical construction process of houses and the growing population every year.
The government has implemented several strategies to address this backlog issue. These include increasing the state budget allocation for public housing development, simplifying housing financing, and providing various subsidy schemes such as the SBUM (Subsidi for Low-Income Families), FLPP (Housing Financing Liquidity Facility), BP2BT (Housing Financing Assistance Based on Savings), and Tapera (People’s Housing Savings).
PT Ingria Pratama Capitalindo Tbk (Ingria), a housing developer for Low-Income Communities (MBR), fully supports the government’s programs and strategies in tackling the backlog issue. One of its forms of support is by staying focused on building and developing housing for the lower-middle class.
"Ingria is focused on becoming a housing developer for MBR to meet the increasing demand for public housing every year. This commitment has been in place since the company was founded in 2013 and will continue in the future," said Eka Maolana, Corporate Secretary of Ingria, in Jakarta on Wednesday (August 23, 2023).
Ingria, which is listed publicly under the ticker GRIA, has developed housing for MBR in several locations, including Cicalengka District in Bandung, Cimanggung and Cimalaka Districts in Sumedang, Cibarusah in Bekasi, and in Karawang, as well as other locations across Indonesia.
"The development process is ongoing, and we are currently developing housing areas in Samarinda," Eka added.
The high demand for housing is not only present in large cities in Java but also in Samarinda, which is why we are developing housing there to meet the needs of Samarinda residents who still do not have homes, particularly MBR," he continued.
In Samarinda, Ingria is developing the New Mahakam Grande (NGM) housing project, located in Lok Bahu, Samarinda, with a total land area of 252,630 m².
New Mahakam Grande (NGM) is available at a very affordable price while maintaining building quality that prioritizes comfort and safety for its residents.
The location of New Mahakam Grande (NGM) is near key economic centers, just 30 minutes from the City Centrum, 10 minutes to the Islamic Center Samarinda, and only 8 minutes to Juanda Street, the main road in Samarinda.
Currently, 195,295 m² of land is still under development in New Mahakam Grande (NGM), while the remaining 57,335 m² has been developed into housing and handed over to MBR residents.
In Samarinda, aside from New Mahakam Grande, Ingria is also preparing to develop housing in Mahakam Grande City (MGC), with a landbank of 897,622 m².
"Seeing the enthusiasm of MBR residents during the handover of keys at New Mahakam Grande (NGM), we will soon start the development of the Mahakam Grande City (MGC) housing project, which is also located in Samarinda. We hope to begin this project in 2024," Eka said.
Currently, Ingria is developing 10 (ten) MBR housing and apartment projects spread across Jakarta, Bekasi, Sumedang, Karawang, Bandung, and Samarinda.
These 10 housing and apartment projects include Bukit Esma Cicalengka, Gria Panorama Cimanggung, and The Valley Esma in Bandung and its surrounding areas. In Sumedang, Ingria is developing the Gria Panorama Housing.
In Bekasi and Karawang, there are the Griya Indah Cibarusah in Bekasi, Puri Artha Kencana Housing, and Puri Epicentrum Housing in Karawang.
Outside Java, Ingria is developing the New Mahakam Grande and Griya Mahakam City Housing in Samarinda. For apartments, Ingria is building and developing the Epicentrum Sepatan Apartment in South Tangerang.
All of Ingria’s housing locations are still under construction and development. Despite building homes for MBR, Ingria is committed to ensuring the housing built is suitable for living.
All of Ingria’s housing projects are constructed with safety in mind, including the foundation, columns, and structure, as well as health considerations such as lighting, air circulation, and sanitation.
